We want Tribeca London to make a lasting positive contribution to community and environment. Responsible decision-making will be central to every stage of the Tribeca development. From design to planning, construction and occupancy, environmental and social value are the golden threads running through the development process.

Our built environment has an enormous role to play in combating climate change. Buildings are responsible for about 40% of the world’s carbon emissions. To meet our net-zero pledges, new developments have to be as sustainable as possible.

Tribeca London will create a platform that celebrates sustainable thinking and responsible design, engaging positively with the wider community. Our sense of collective responsibility drives the Tribeca London development.

History

The site has long supported industry. A dramatic transformation will place Tribeca London centre stage in the fourth industrial revolution.

In the 18th and 19th centuries, the Tribeca site hosted canalside warehouses that stored the coal that powered the first and second industrial revolutions.

When the communications age of the 20th century dawned, the site evolved to support the transfer of messages and objects.

Today, in the 21st century, it will evolve once again. Finding a new purpose at the very epicentre of the new age of technology innovation; the fourth industrial revolution.

The new home for the life sciences sector, Tribeca London blurs old boundaries between living and working, and physically connects the site to the wider area of King's Cross and beyond. London will welcome this thriving new knowledge-sharing ecosystem of world-changing organisations.

As a meeting point for road, rail and water, St Pancras and King’s Cross were historically as essential to the function of London as the City, West End or the London docks. Now it is home to a world-class cluster of organisations that includes Google, the British Library, Central St Martin’s College of Art and Design, The Francis Crick Institute and Alan Turing Institute. Others will soon follow, among them Meta and the new Tribeca development.

These institutions occupy an area that 25 years ago had been more or less abandoned, a no man’s land forgotten or ignored by the majority of Londoners. Today, it’s a thriving home for the life sciences and technology sectors.

The patch of land between Euston Road and the Regent’s Canal was originally called Battle Bridge – some claim it was so named because it was the site of Boudicca’s final stand against the Romans, although there’s no truth to this or the rumour that she is buried beneath platform 8 of King’s Cross station. It was renamed King’s Cross in the 1830s after a huge statue of George IV was erected atop a grandiloquent 18-metre monument, one that was so imposing and unpopular it was dismantled within ten years. By then, the land was largely occupied by warehouses and storage buildings.

1800’s

Between 1812 and 1820 vital services started to sprout with the arrival of the Regent’s Canal, which connected the Thames to the rest of the UK via the Grand Union Canal. Road transport soon followed and the southern boundary was home to a New Road, slicing east-west through the top of London, bringing urbanisation to what had previously been farmland.

The presence of the canal and bypass made this the obvious place to build railway stations following the invention of the steam engine, and these slotted neatly into the gap between water and road. Euston Station came first in 1837, followed by King’s Cross in 1852 and the architecturally magnificent St Pancras in 1868. Land that had once been used to feed a city was now one of the most densely industrialised places on the planet, all within a matter of decades.

It can be hard to picture this industrial heyday when exploring King’s Cross and St Pancras today but old maps show an area covered with a mass of railway sidings, gasholders, canal docks, garages, locks, cranes, warehouses, goods sheds; the guts of industrial Britain. It would have been smelly, busy and deafeningly loud. Boats from the London docks journeyed along the canal from Limehouse, carrying goods that were then loaded onto trains destined for the Midlands and the North. These goods included food, sugar, cotton, and items essential for sustaining and clothing the northern cities, along with raw materials for the factories.

1900’s King’s Cross thrived as a bustling area until the Second World War. However, decline set in shortly after. Rail and canal gradually gave way to roads, leading to the closure of London's docks with the advent of motorways. The decline of canal freight was hastened by the Great Freeze of 1963, rendering the canal unusable for three months. This venerable waterway fell into disuse. Though mainline stations remained in use by passengers, they often exited directly onto Euston Road, leaving the area between road and canal abandoned and destitute. This transitional zone became a haven for London’s nighttime economy, both legal and illicit. Consequently, by the 1980s and 1990s, King’s Cross became off-limits for many Londoners.

2000’s

Redevelopment was slow, beginning with the construction of the British Library in 1998. That led to the gradual rehabilitation of the area into a vibrant space, cleverly centred around the canal. The canal, now repurposed as a leisure destination, became a source of solace. People strolled, jogged, cycled, or simply sat and conversed, enjoying the water's view and the passage of narrowboats.
Around this central area spills all the energy of modern life. People are drawn from exciting workplaces and educational institutions to trendy shops, bars, and restaurants with enthusiasm. This local community is a crucial element in the ongoing chapter of King’s Cross journey, uniting to form London’s Knowledge Quarter. As a result, King’s Cross and St Pancras evolved into hubs of science, technology, innovation, and education.

The Tribeca London Era.

Tribeca emerges as the newest addition, a cluster of five distinct buildings gracing the canal: The Apex, The Reflector, The Flare, The Link, and The Platform. These structures will house laboratories and office spaces. Its foundation rests upon the site once occupied by a structure colloquially known as the "ugly brown building," a 1980s Post Office sorting office. The Post Office vacated the location in the 1990s, subsequently acquired by Ted Baker in 2000 for its headquarters.
Under the Tribeca banner, the site will continue to accommodate Ted Baker while pioneering the first Ted Baker hotel. The complex will feature shops, offices, housing, and laboratories. The towpath will encompass mooring facilities for narrowboats and public canal access, intertwining the revitalised canal with the surrounding community, extending beyond King’s Cross towards Camden.
This development will solidify the transformation of King’s Cross, affirming its role as a part of the Fourth Industrial Revolution. This transition ensures that London remains at the forefront of evolution and change, a testimony to its continued journey.
