Tribeca Social Charter
The Tribeca Social Charter is a bold commitment to creating lasting, positive impact—one that extends far beyond the site itself to benefit generations to come.
Tribeca is London’s largest purpose-built life science campus. In the next two years, the new buildings—Apex, Reflector, Assembly and Connector—will collectively deliver more than 1 million sq. ft. of laboratories, office space, retail, homes and public spaces, revitalising a pocket of the Knowledge Quarter that has been boarded off and out of bounds for over a century.
Beyond delivering significant value to society through life science innovation, Tribeca is equally committed to delivering social impact through its Social Charter. Developed in collaboration with LifeProven, who engaged with key local stakeholders, the Charter outlines a framework for long-term, generational benefit realised through partnerships with local businesses, charities, educational institutions and the wider community.
Founded upon six focus points of impact —wellbeing, accommodation, employment, training, economy and philanthropy—the Charter will amplify social outcomes through targeted activities and programmes. With a clear and authentic social agenda specific to the building and local area, Tribeca is poised to become a more prosperous, resilient and inclusive place for its occupants, residents and neighbouring communities.

Wellbeing
There’s a clear connection between building design and human health—where we live and work can significantly influence our overall wellbeing. At Tribeca, every space is purposefully designed to support health and wellness, with a focus on clean indoor air, safe water, healthy food options, optimal lighting, natural movement, thermal and acoustic comfort, non-toxic materials, mental health support and opportunities for social interaction. The campus is targeting the highest standards, including BREEAM Outstanding and Excellent, WELL Gold and WiredScore Platinum certifications.
To foster connection and community, Tribeca will offer a Game & Connect Lounge, providing card and board games to encourage social interaction; a monthly social running club for occupants, building and supply chain staff; and regular networking and educational events bringing together friends and strangers alike. Partnerships with Camden council affiliated organisations will further support mental health awareness and training to support workplace wellbeing.
Accommodation
Tribeca is committed to supporting local businesses, community organisations and residents by offering discounted affordable laboratory, office and retail space. The development will also provide 1,895 sq. ft. of charity workspace for at least a 10-year term.
Through the key partnerships created, meeting rooms will be donated at specific times for workplace mental health training sessions, first aid courses and health and safety training. Additional meeting rooms and amenity space will also be donated for local recruitment meetings, connecting local people to onsite employers.
To help life science employees live closer to their workplace, Tribeca is also forging partnerships with rental providers to assist talent in relocating to the area.

Employment
Tribeca is committed to facilitating hands-on experience and long-term employment pathways, with the team offering a minimum of three apprenticeships and six two-week work placements for Camden residents each year, over five years. Opportunities for life sciences undergraduates will also be promoted directly to students at University College London (UCL).
Tribeca is also partnering with Leading Inclusive Futures Through Technology (LIFT), a joint initiative by the London Boroughs of Camden, Hackney, Islington and Tower Hamlets, to support local residents into careers in life sciences. The partnership will provide free training and recruitment services that connect local people with apprenticeships, internships, and entry-level roles—helping to build a skilled local talent pipeline for the growing life science sector. A partnership with Camden Council’s employment services will further expand access to entry-level opportunities in business administration and building management for Camden residents.
Training
Tribeca will commit 10 STEAM (Science, Technology, Engineering, Arts, and Maths) Hub ambassadors every year, engaging with schools and young people through creative, digital and scientific learning. Occupant businesses will also be encouraged to join the STEAM Hub, as well as becoming Knowledge Quarter Partners, a consortium of local organisations dedicated to advancing and sharing knowledge to drive innovation.
Tribeca will also connect with local schools and universities, connecting occupant businesses to regular speaking and educational presentation opportunities to local students interested in life sciences, inspiring the next generation of scientists.

Economy
A dedicated ESG (Environmental, Social, Governance) manager will be appointed to identify and secure grant funding, as well as accelerator and incubator opportunities, for all occupant businesses. To further support business growth, social media marketing and promotional storytelling will be provided on a monthly basis, promoting occupant businesses through alternative media opportunities to help grow their businesses.
The development will prioritise local supply chain partners—micro, small, and medium-sized enterprises (SMEs) located within three miles of the site—to drive local economic growth, support job creation, reduce environmental impact and ensure high standards of accountability and ethics.
Philanthropy
Donations to important local causes is a key component of the Social Charter, with the building partnering with multiple local charities to facilitate support for the community. Philanthropic support includes a partnership with Country Style Recycling, donating used coffee grounds for re-purposing to alternative uses, Wrap Up London – facilitating winter coat donations, Camden Foodbank – donating additional food and collected food throughout the year, as well as an annual charitable fundraise. Additional affiliations have been made with local charities where occupant businesses can choose to support with time donations.
Measuring Impact
A core aspect of the social value process is managing and measuring impact, ensuring the Social Charter adapts and improves year on year. The positive outcomes of these activities and programmes will be subsequently recorded and tracked monthly, with Savills and LifeProven responsible for implementing and managing performance over time. Impact will be assessed against site-specific KPIs using real-time data, ensuring transparency, accountability and tangible progress for each activity. The benefits of the Tribeca building experience for occupant wellbeing and quality of life will also be measured using the Real Estate Wellbeing Metric, which identifies how the buildings design and operation influences occupant health and wellbeing over time, represented through a Building Wellbeing Score that we will seek to be improved annually.
Proactive measurement and occupant engagement establishes a valuable feedback loop, fostering continuous learning and the refinement of social value strategies to maximise the positive impacts of Tribeca over time.
