At a time when cash-strapped local authorities are struggling to operate and maintain community facilities, private developments play an important role in embedding high-quality sports and wellness amenities into local neighbourhoods to make it easier for urbanites to integrate movement into their every day.

Regular movement and exercise support lifelong health and wellbeing, yet 38% of Londoners live sedentary lifestyles. A lack of time and limited access to wellness facilities are the primary reasons given for not practicing sports more often.

Tribeca has been designed to enable many forms of sports, wellness and everyday movement. Located in a central and highly walkable location, the site is best reached on foot or by bike. A cycleway network provides safe, direct links to King’s Cross and St Pancras, Camden and Kentish Town, Mayfair and Clerkenwell whilst the Regent’s Canal towpath immediately adjacent to the site strings Tribeca together with an array of popular destinations and residential neighbourhoods along its route from Paddington to Limehouse.

A new pedestrian bridge across the canal, which forms part of the Tribeca development, will strengthen the connection to King’s Cross and its many open spaces.

Once completed, Tribeca will offer close to 900 secure cycle parking spaces as well as changing rooms and clothes drying facilities to encourage residents and occupiers to prioritise active, muscle-powered modes of transport. Short term visitors will have access to more than 100 cycle hoops in the public realm and several bike hire docking stations around the site.

Spanning the ground floor and basement levels will be generous single and double height spaces with the capacity to accommodate a range of health and wellness offerings – from gyms and flexible studios to functional medicine and physiotherapy – with the final blend determined by the operators that take up space in Tribeca. Terraces at upper levels are conceived to host classes such as yoga, Pilates, tai chi, meditation or breathwork against panoramic views of north London. An app specifically developed for the Tribeca community will help facilitate run clubs and other activity groups that bring people together around shared interests and pursuits.

All spaces at Tribeca will be “WELL-Enabled”, which means that they will meet all the pre-conditions for occupiers to achieve WELL Gold Building Standard, aimed at enhancing human health and wellbeing through the provision of quality indoor air, clean and safe water, healthy food options, appropriate lighting, natural movement, thermal and acoustic comfort, healthy materials, mental health support and spaces for social interaction.

The commitment to deliver a WELL-Enabled development signals to residents, workers and organisations that wellbeing is a priority for Tribeca. WELL certified workplaces are higher performing than non-certified peers, with boosted satisfaction, productivity, creativity, physical and mental health. For businesses, a WELL building can help attract and retain workers, build brand equity and create a differentiation in a competitive marketplace.
